Where does a lease break even?
Enter a monthly rent you have been quoted and the hourly rate you would pay instead. The calculator shows the session count where they meet and what you would pay at your actual volume.
The two quotes
FlexWerk spaces run $18 to $22 per hour.

sessions per week
- Hourly cost per month at your volume$0
- Fixed rent per month$0
- Difference per month$0
- Total lease commitment$0
Uses a 4.33 week month and one hour per session.
The formula
Break-even sessions per week equals monthly rent divided by the hourly rate, divided by 4.33. Everything below that number costs less by the hour; everything above it costs less on a fixed rent, at least in dollars.
A worked example
A $1,800 studio against $20 an hour: 1,800 divided by 20 is 90 hours a month, or about 21 sessions a week. A trainer running 12 sessions a week pays about $1,040 by the hour, keeps $760 more each month, and never signs the 36 month, $64,800 commitment the lease represents.
Questions people ask
Before you trust the number
What does break-even mean here?
The weekly session count where a fixed monthly rent costs the same as paying by the hour. Below it, hourly space is cheaper; above it, the fixed rent spreads thin enough to win on cost alone.
Why does hourly still win for many full-time trainers?
Cost is only one line. A fixed rent charges the same in a slow month, usually comes with a multi-year lease and a personal guarantee, and needs you to fill the room yourself. Hourly space has none of that.
Can I mix models?
Yes. Many trainers book hourly space for peak-window clients and keep a home or outdoor option for the rest, which keeps the monthly cost tied to actual sessions.
Below the line, hourly wins
