Teach under your own name, not a studio's

For a Pilates or mat instructor in Carmel, the space question usually has two bad answers: rent hours from a studio that treats you as competition, or teach in living rooms. FlexWerk at Carmel City Center is the third answer. Private rooms by the hour, no lease, no studio politics, and the first hour is free.

The problem you know too well

Why studio rental works against you

You are a competitor on their schedule

Your private clients are people the house could enroll in its own classes. Your time slots come after theirs, and prime hours rarely reach you.

Your brand dissolves

Clients associate the experience with the studio's name on the door, not yours. When you leave, staying in touch with "their" clients can get contractually messy.

Fixed blocks, variable demand

Studio sublets typically want committed weekly blocks, so a canceled client is an hour you paid for anyway. Hourly booking means a canceled hour is simply an hour you never bought.

The economics work the way the broaderprivate training studio rentalmodel works: cost per booked hour, revenue 100% yours.

Judge the room on your sessions

What a FlexSpace offers mat-based work

The rooms were not designed around Pilates specifically, so judge them on what your sessions actually need. One honest note up front: these are strength-and-cardio-equipped rooms, not apparatus studios. No reformers, towers, or chairs. If your practice is apparatus-dependent, a traditional Pilates studio remains your venue. Mats and small props travel with you.

  • Clean, private floor space: 150 sq ft in a Standard for a private or duet, 200 sq ft in a Plus for small mat groups of up to 4
  • Environment control that matters for this work: controllable lighting and your own music, so a restorative session gets low light and a conditioning session gets energy
  • WiFi and a TV/monitor for cueing video, alignment reference, or a virtual client on screen
  • Strength tools when you want them: the rack, cable system, and dumbbells let instructors who blend Pilates principles with load program hybrid sessions
  • A door. Body-awareness work is intimate, and clients give more in a room where nobody else exists for an hour

The business case

Whose name is on the experience

The deeper shift is not the room; it is the ownership. In the Carmel market, private one-on-one sessions at the premium tier commonly run $75 to $125 or more per hour, and a private-room experience supports pricing at that tier rather than beneath it. No studio percentage comes out of it: you keep 100% of what you charge, and clients of instructors get free guest access, so your session price is the only number involved.

Your schedule is yours too. Book through the FlexWerk app inside generous hours, 5 AM to 9 PM on weekdays and 7 AM to 4 PM on weekends, including the early-morning slots studios rarely surrender. And the rooms are deliberately filming-friendly, so recording technique libraries or teaching virtual clients is built in. If content is part of your growth plan, seefilming space for online coaches.

A realistic week

Two 6 AM privates before clients' workdays. A mid-morning duet. An afternoon mat group of four in a Plus room. One virtual client taught to camera. Every hour was booked because it was sold; no hour of studio rent sat empty.

Nothing about the schedule requires scale, either. An instructor with four privates a week pays for four hours and still teaches in a premium room. The economics work at boutique size, which is exactly the size most Pilates books are. More than 40 fitness professionals already run their weeks this way at FlexWerk Carmel, averaging about 24 sessions each. And building the book has help studios never offer a renter: FlexConnect matches coaches with clients on goals, schedule, and specialty, which treats your Pilates niche as a matching asset instead of a scheduling inconvenience.

Common questions

Pilates instructors ask us

Do the rooms have Pilates reformers?

No. The rooms are equipped for strength and cardio training: racks, cables, dumbbells, and connected cardio. They suit mat-based and equipment-light Pilates work, and instructors bring their own mats and small props.

Is the room really private, or is it a divided studio?

Fully private. Each FlexSpace is a self-contained room with its own door, lighting, music, and TV/monitor. No shared floor, no class running on the other side of a curtain.

How many clients can I teach at once?

A FlexSpace Standard hosts one or two guests, ample for a private or a duet. A FlexSpace Plus takes up to 4 guests, which fits a small mat group.

How do I try it without committing?

Rooms rent by the hour with no lease or membership, and fitness professionals get their first hour free. Bring a mat and a favorite client and teach a normal session.
