Is FlexWerk a Gym Membership or a Rental?

Glass suite doors looking into a private FlexSpace at FlexWerk Carmel

FlexWerk is neither a gym membership nor a traditional rental — it’s hourly booking: fitness professionals reserve private, fully equipped suites through the FlexWerk app one hour at a time, with no membership dues, no lease, and no long-term commitment. The confusion is understandable, because FlexWerk looks like a gym and rents like neither a gym nor a landlord. Here’s exactly how the model works, who pays what, and where each familiar category fails to describe it.

Why it isn’t a membership

A membership sells access: recurring dues buy you the right to use a shared facility whenever you like, alongside everyone else who bought the same right. FlexWerk inverts nearly every part of that:

  • No recurring dues. There is nothing to join and nothing that renews. If you book zero hours in a month, you owe zero.
  • Nothing is shared during your hour. A booking gives you a private suite — a room with a door, your own rack, cables, dumbbells, screen, music, and lighting — not a slice of a communal floor.
  • Your clients aren’t members either. People you train enter on free guest access. Nobody you coach ever needs to buy a pass or sign up for anything.

The one membership-like trait: booking runs through an app and the facility has set hours (5 AM–9 PM weekdays, 7 AM–4 PM weekends). Everything else about the membership mental model misleads — most fundamentally the incentives. A membership gym profits most when you pay and don’t show up; an hourly facility only earns when professionals are actually running sessions. That alignment between revenue and usage explains most of the design choices that follow.

Why it isn’t a traditional rental either

The other instinct — “so it’s like leasing a studio, but smaller” — misses in the opposite direction. A traditional rental sells obligation: a lease binds you to fixed monthly rent for a fixed term, whether your business fills the space or not. FlexWerk’s unit of commitment is one hour:

  • You pay per booked hour, so your space cost scales with your session volume instead of sitting on your business as overhead.
  • There’s no term. No twelve-month lease, no personal guarantee, no exit negotiation. Stopping costs nothing; so does starting.
  • You never carry empty space. The classic studio-lease failure mode — paying full rent through a slow February — structurally can’t happen.

The hour-as-unit also changes how trainers plan. Instead of asking “can I afford the rent this quarter?”, the question becomes “is this session worth booking an hour for?” — a question that always has a knowable answer, because the session’s revenue and the hour’s cost sit side by side.

The nearest true description is what it says on the label: hourly gym rental, a category built specifically for independent trainers, coaches, and therapists. FlexWerk opened in 2023 at Carmel City Center as a purpose-built version of it, and more than 40 fitness professionals now run their businesses there — keeping 100% of what they charge, since there’s no house commission taking the 40–60% cut common at big-box gyms.

So what exactly do you get when you book?

One booking = one private suite for one hour, through the app, in real time. The suite lineup covers three formats:

  • FlexSpace Standard — 150 sq ft, 1–2 guests, with a custom lifting rack, cable system, and dumbbells supporting 850+ exercises.
  • FlexSpace Plus — 230 sq ft, up to 5 guests, 1,100+ exercises, for partner and small-group sessions.
  • Cardio suites — HYDROW rowers, CLMBR machines, and curved treadmills.

Every room includes WiFi, music streaming, a TV/monitor, and controllable lighting, and all suites are deliberately filming-friendly for coaches who create content. Bookings stack cleanly, too: trainers running full mornings reserve consecutive hours and turn the suite over between clients without ever leaving the room. As for what an hour costs: rates aren’t a public menu item — pricing comes up in the host conversation, and the sensible entry point is the free first hour offered to fitness professionals.

And if you’re not a trainer?

FlexWerk has two front doors, and this is where the “membership?” question usually comes from. This site is the professional side — space for trainers, coaches, and therapists to run their businesses. If you’re an individual who wants to get trained, you don’t book suites and you don’t buy a membership; you connect with a coach through the consumer side at flexwerkfitness.com, which starts with a free consultation including a free InBody body-composition scan, and a free first session. Your coach handles the space; you just show up. (That side of the operation carries a 4.9-star Google rating across roughly 69 reviews, for what it’s worth as a signal of how the other half of the building experiences it.)

The two-door structure also explains the confusion in local search results: “FlexWerk” appears both as a place trainers rent and a place people get coached, because it’s genuinely both — one facility, two relationships to it. Which door is yours depends only on whether you’re charging for the session or paying for it.

That structure is the whole idea: professionals rent the rooms by the hour, their clients walk in free, and nobody on either side carries dues or a lease. If a category name is required, call it what the model actually is — pay-as-you-go private training infrastructure — and the fastest way to understand it is one booked hour, which for fitness professionals costs nothing the first time.
