Rent per Square Foot for a Small Training Studio

A close-up of a rental contract agreement, relevant to working out rent per square foot for a training studio

A per-square-foot rent quote is only the base price of the space; the monthly bill is the quote multiplied by your rentable area, divided by twelve if it is an annual rate, and then increased by pass-through charges. Run the conversion before you tour, and set the result against booking a private space by the hour, where the first hour is free for fitness professionals. The quote in the listing is a starting point, never the answer.

Step one: find out what the number is measured in

Read the listing for two things. First, the period: commercial rates are commonly stated per square foot per year, and treating one as monthly overstates the cost twelve times over. Second, the area: some landlords quote on usable area, the space inside your door, and others on rentable area, which includes a share of common spaces. Ask the broker in writing, and ask which version the lease will use.

Step two: apply the common-area factor

If the lease bills on rentable area, your square footage grows. A building with a lobby, shared hallways and restrooms often loads a percentage onto each tenant’s usable footage, so a 400 square foot suite may be billed as something like 440 or 460. Multiply the quoted rate by the larger figure, not the one you can measure with a tape.

Step three: add the pass-throughs

A triple net quote leaves out property taxes, building insurance and common-area maintenance, which the tenant pays on top. The three nets explained for gyms breaks them down. For arithmetic, ask the landlord for last year’s actual per-square-foot figure for each, because estimates rise at reconciliation and a spike from snow removal or a parking lot repair lands on every tenant. A gross or modified gross quote folds some of them into the base, which makes the rate look higher and the surprises smaller.

A worked example, with hypothetical numbers

This example uses invented figures for illustration only, not a market rate. Suppose a listing quotes $20 per square foot per year on rentable area, the pass-throughs add $7 per square foot per year, and your usable space is 400 square feet with a 10 percent common-area factor.

Line Calculation Result
Rentable area 400 x 1.10 440 sq ft
Base rent per year 440 x $20 $8,800
Pass-throughs per year 440 x $7 $3,080
All-in per year $8,800 + $3,080 $11,880
All-in per month $11,880 / 12 $990

Then add the costs the listing never mentions: utilities, internet, the deposit, a personal guaranty, and the buildout, which this cost per square foot answer covers. Treat the monthly figure as a floor, not a forecast.

Step four: turn the monthly total into break-even hours

Divide the all-in monthly cost by the hourly rate you would otherwise pay for a private room. In the example, $990 divided by an hourly rate between $18 and $22 is roughly 45 to 55 booked hours of equivalent room time each month, before furnishing or equipping the space. Ask yourself whether your sessions fill that many hours with paying clients every month, including the slow ones.

At FlexWerk in Carmel, private spaces start from $18 an hour, there is no lease or membership, and trainers keep 100 percent of what they charge. A lease wins only if your utilization stays well above the break-even line, if the location is a real asset for your clients, or if you need the space around the clock. The wider cost picture sits in what it costs to open a personal training studio in Indiana.

What a good quote conversation looks like

Ask the landlord for six things in writing: the rate period, the area basis, the common-area factor, last year’s pass-through totals, the annual escalation percentage, and who pays for repairs to heating and cooling. If any answer is vague, treat the vagueness as a cost. Then run the same numbers for one more listing, because a single quote tells you almost nothing without a comparison.

Next, build your own spreadsheet with the four steps above and drop each listing into it before you tour.

Related questions

Is a per-square-foot rate quoted by the month or by the year?

Commercial listings are commonly quoted per year, but not always. Ask which one the broker means before doing any arithmetic, because mixing the two produces a number that is off by a factor of twelve.

What is a common-area factor?

It is a percentage added to the space you occupy to account for your share of shared hallways, restrooms and lobbies. A tenant of 400 usable square feet with a 10 percent factor is billed on 440. Ask whether the quoted rate applies to usable or rentable area.

How do I compare a quoted rate to renting by the hour?

Convert the lease to a total monthly cost, then divide by the hourly rate you would otherwise pay. The result is the number of booked hours the lease has to beat before it saves money, and your real utilization is usually lower than you hope.
